Cancellation

We recommend that guests  purchase the necessary travel/cancellation insurance. (See useful information)

It has been found that the nearer to an event a cancellation is received it is more difficult to re-let a room. This is because others who intend to be in town for an event have found accommodation already and those who have been disappointed, have given up looking. Our policy is intended to be fair to all concerned.

We have special terms for events that depend on the appearance of one celebrity. These will be confirmed at the time of booking.

In the event of less than 48 hours’ notice of cancellation of your booking we will make every effort to re-let the accommodation. However, we reserve the right to charge the full cost of the booking if the room is not subsequently re-let. We will retain the reservation fee in all circumstances.
If more than 7 days clear notice of cancellation is given we will retain the reservation fee and charge 25% of the value of the reservation, if we are able to re-let the accommodation we will refund the 25% charge.

If more than 14 clear day’s notice of cancellation is given we will retain the reservation fee but otherwise no charge will be made.

No Shows

Payment of the balanceof the total booking in full will be taken from the card used to secure the room/s and the reservation fee will be retained.

Curtailment of Stay

No Refunds Given.

Windows are for looking out of not leaning out and our neighbours share our concerns.

Fire Safety

Our rooms and other areas of the building are fitted with sensitive smoke detection devices. Any person tampering with the detectors or any other equipment will be asked to leave and charged in full for the entire stay plus the engineers call out charge. An additional £100 will be charged for the room as we will be unable to re-let the room until all equipment has been reset.

We carry out a weekly Fire Alarm test, a notice will be posted in your room and at the entry door to give you warning.

We try to carry out the test when the building is otherwise unoccupied but that is not always possible.

Car Parking

We are unable to offer parking however on street parking is available, without restrictions, in the immediate vicinity.

Please do not leave any luggage, boxes, bags or containers of any description on view in vehicles. In common with most cities, car crime is a fact of life. Not only do you risk losing your possessions cars are expensive to repair and you will have provided the perpetrators another reason to revisit this vicinity.

Loss or Damage

In the event of damage to Guest House property, we reserve the right to charge to replace, repair or professionally clean the item concerned.

Parties

To enable us to provide all our guests with an enjoyable and relaxing stay,
We decline any "Stag" or "Hen" parties.

Children

To enable us to provide all our guests with an enjoyable and relaxing stay we regret we are unable to accept children under ten years old. We would welcome a well behaved child sharing a room with a parent or guardian. In no circumstances is it permitted to leave a child in the building unaccompanied by an adult.

Animals

Assistance dogs are accepted unconditionally. We regret that no other pets are welcome.

The five registered charities that form Assistance Dogs (UK) are:

  • Canine Partners
  • Dogs for the Disabled
  • Hearing Dogs for Deaf People
  • Support Dogs
  • The Guide Dogs for the Blind Association.

Any potential guest who is interested in this policy should visit
www.equalityni.org/archive/pdf/AssistanceDogOwners.pdf

although this is a Northern Irish site we felt that it was one of the best we could find dealing with disabilities.

Our guest rooms are unlikely to be suitable for persons with mobility difficulties.

The Rear Garden

Guests who are staying for three nights or more are welcome to relax in our garden. It will probably be a surprise that such a tranquil setting can be found so close to the heart of the city. The number and variety of bird life is challenged only by the antics of the squirrels on their feeder.
